OUR VISION

In 2024, Areté Collective purchased three lots, totaling approximately 60 acres at Turtle Bay on O‘ahu’s North Shore. We are a guest developer under Host Hotels & Resorts, the master developer and owner of the majority of the Turtle Bay master-planned community.

On Lot RR3 we are authorized to build up to 100 units. On Lot H2, we can build up to 250 units. Lot B1 parcel is zoned for business.

The buildings feature kama‘āina architectural elements with sustainability at the forefront.

Phase 1 Includes 4 Buildings with 20 Resort Residential Units

  • 70%+ of the project area (Lot RR3) will be preserved as open space
  • Buildings will be 4 stories and no higher than 65 feet, with parking on the ground level
  • Retreated buildings by 150 to 300 feet from the shoreline to allow shoreline rehabilitation
  • No short-term rentals to the general public will be allowed

Honoring Existing Entitlements and Agreements

Areté Collective is committed to honoring all existing entitlements and agreements

Areté Collective appreciates the thought and care the local community has dedicated to guiding future plans at Turtle Bay for over 35 years.

Turtle Bay’s development plans have evolved in response to extensive community dialogue and settlement agreements.

  • Reducing the number of units from 3,500 to 725
  • Preserving 75% of the property as open space in perpetuity
  • Limiting the density of future development by 80%

Areté’s plans reflect and respect all relevant SMA and Unilateral Agreement conditions in the Unilateral Agreement and SMA Permit.

Alignment with Ko‘olauloa Sustainable Communities Plan

The Ko‘olauloa Sustainable Communities Plan, established in 2021, confirms that Turtle Bay still has development rights in certain areas and affirms that existing development plans Lots RR3 and H2 should move forward.

Our project area is:

  • Designated as “resort”
  • Fully within the anticipated “Community Growth Boundary”
